MY NAME IS KATY HORNBECK, GRANTS MANAGER IN THE FINANCE AND MANAGEMENT SERVICES DIVISION, AND I'LL BE GIVING A BIT OF AN UPDATE, AS WELL AS A REQUEST FOR RECOMMENDATION ON THE MEASURE WW URBAN CREEK'S GRANT PROGRAM. SO AS I MENTIONED BEFORE, I'LL BE DOING AN OVERVIEW, PROVIDE A CURRENT PROJECT STATUS, THE COMPLETED PROJECTS, AND THEN THE RECOMMENDATION OR REQUEST FOR THE TIME EXTENSION. SO VERY BRIEFLY, IN AN OVERVIEW OF THE URBAN CREEK'S GRANT PROGRAM, SO OF THE MEASURE WW BOND THAT PASSED BACK IN 2008, OF THAT $500,000,008, $8 MILLION WAS ALLOCATED TO URBAN CREEK PROJECTS. THE $8 MILLION ALLOCATION WAS FOR BOTH PARK DISTRICT WW ELIGIBLE PROJECTS AND FOR OUTSIDE AGENCIES TO RESTORE CREEKS OR ACQUIRE CREEK EASEMENTS. IN 2017, THE BOARD OF DIRECTORS APPROVED THE GRANT PROCEDURAL GUIDELINES AND ESTABLISHED THOSE POLICIES AND SPECIFICALLY CARVED OUT $1.6 MILLION FOR LOCAL AGENCIES TO USE FOR URBAN CREEK PROJECTS. THE REMAINING AMOUNT WOULD BE FOR PARK DISTRICT PROJECTS. IN APRIL OF 2018, WE HAD THREE AGENCIES APPLY AND WERE AWARDED CONTRACTS FOR OTHER PROJECTS TOTALING JUST SHY OF THAT 1.6. HERE ARE THOSE THREE AGENCIES. CITY OF SAN PABLO, CITY OF LAFAYETTE AND THE TOWN OF MORAGA WITH THEIR APPROVED AMOUNTS, THEIR PROJECT. AND THEN YOU CAN SEE THAT TWO OF THE THREE HAVE NOW BEEN COMPLETED. PHOTOS OF THE PROJECTS. THESE ARE THE TWO COMPLETED PROJECTS. AND THEN HERE WITH THAT THIRD AGENCY, THE TOWN OF MORAGA, THEY. [00:05:01] SO THE PROGRAM IS SET TO EXPIRE AT THE END OF THIS YEAR. THE TOWN OF MORAGA REACHED OUT TO US A FEW MONTHS AGO, LETTING US KNOW A STATUS OF THEIR PROJECT, THAT THEY HAD EXPERIENCED A DELAY DUE TO PERMITS, BUT NOW THEY'RE BACK ON SCHEDULE TO DO CONSTRUCTION NEXT SPRING. SO TO ACCOMMODATE THIS, THEY HAD REQUESTED A TIME EXTENSION. AND SO STAFF IS BRINGING FORWARD THAT REQUEST TO EXTEND BY TWO YEARS, SO. ENDING THE PROGRAM IN DECEMBER OF 2027. SO I'M HERE TODAY TO RECOMMEND, OR THE GENERAL MANAGER RECOMMENDS THAT THE BOARD EXECUTIVE COMMITTEE RECOMMENDS TO THE FULL BOARD OF DIRECTORS AN AUTHORIZATION OF A TWO YEAR TIME EXTENSION OF THE MEASURE WW URBAN CREEK'S GRANT PROGRAM, AND I CAN ANSWER ANY QUESTIONS IF YOU HAVE THEM. AND I THINK WE RECOGNIZE THAT THOSE SMALLER ENTITIES HAVE A LITTLE BIT DIFFICULT TIME IMPLEMENTING THESE CAPITAL PROJECTS. AND YOU KNOW, WE NEED TO BE RESPECTFUL OF THAT. AND THEY DON'T HAVE A BIG STAFF TO DRAW UPON. SO YEAH, I WOULD DEFINITELY SUPPORT THAT. SO I'M LOOKING FOR A MOTION ON THIS ONE. YOU KNOW, PERHAPS PROVIDING MORE OPPORTUNITIES FOR THE PUBLIC TO ENGAGE IN BOARD AND COMMITTEE MEETINGS, PRIMARILY BOARD MEETINGS AT EVENING TIME AND IN OTHER LOCATIONS. AND THEN WE EXPLORED WAYS WHICH YOU'VE SEEN IN OPTION TWO TO COMBINE DIFFERENT COMMITTEE MEETINGS AND YOU SEE PARTICULAR COMMITTEE MEETINGS COMBINED IN THIS EXAMPLE, IT'S ILLUSTRATIVE. SO THAT WAS A. AND THERE ARE WAYS TO DO IT. YOU KNOW, SO IT'S A COMMON PRACTICE. AND JUST ON THAT POINT, IT DOES, YOU KNOW, AS I'VE NOTED, COMBINING TWO COMMITTEE MEETINGS AND HAVING TWO SEPARATE DAYS WITH TWO DIFFERENT COMMITTEE MEETINGS, SAVES US TWO DAYS A MONTH FOR OTHER ACTIVITIES. AND THAT COULD BENEFIT STAFF AND ALLOW THEM TO FOCUS ON OTHER ACTIVITIES. AND AS I'VE OBSERVED IN MY SHORT TIME HERE SO FAR, THE BOARD IS REALLY ACTIVE, HAS A LOT OF ACTIVITIES AND INTERESTS, PARK RELATED INTERESTS AND ACTIVITIES. AND THIS WOULD ALLOW, I THINK, AS SABRINA NOTED, WE WOULDN'T HAVE TO PERHAPS CANCEL MEETINGS OR THAT. SO IT WOULD ALLOW MORE OPPORTUNITIES FOR A WHOLE SUITE OF ACTIVITIES THAT PEOPLE ARE INTERESTED IN. I LAST PRESENTED THIS PROJECT TO YOU LAST SUMMER WHEN WE AWARDED THE CONSTRUCTION CONTRACT TO SWINERTON. AND SINCE THAT TIME WE'VE BEEN, AS REN SAID, IN FULL CONSTRUCTION MODE. HERE IN THIS IMAGE, YOU CAN SEE THE BUILDING AS IT CURRENTLY SITS. I TOOK THIS PICTURE HERE LAST WEEK ON OUR WEEKLY CONSTRUCTION WALK. IN THIS IMAGE, AND I'M GOING TO JUST GET INTO A BRIEF BIT OF THE BACKGROUND JUST TO KIND OF REMIND YOU KIND OF WHAT HAS GOTTEN US TO THIS POINT. IN THIS IMAGE YOU CAN SEE THE PROJECT PROPERTY. YOU CAN ACTUALLY SEE IT BY LOOKING OUT THE WINDOW THERE ACROSS THE STREET. AND REALLY, ONE OF THE REASONS WE ACQUIRED THIS PROPERTY IN THIS BUILDING WAS TO CREATE KIND OF A CAMPUS FEEL BETWEEN OUR TWO BUILDINGS. AS A REMINDER, HERE IN THESE IMAGES ARE WHAT THE BUILDING LOOKED LIKE WHEN WE FIRST ACQUIRED IT BACK IN 2019. IN THEM, YOU CAN SEE THAT 1980S ESTHETIC AND THE BUILDING HAD SAT UNOCCUPIED FOR CLOSE TO A DECADE, WHICH I'LL DISCUSS LATER IN THIS PRESENTATION, CONTRIBUTED TO A LOT OF THE UNFORESEEN CONDITIONS THAT WE ENCOUNTERED AS WE STARTED DEMOLITION LAST FALL. SO THE BUILDING, LIKE I JUST MENTIONED, WAS ORIGINALLY CONSTRUCTED IN 1983. IT CONSISTS OF FOUR LEVELS AND 107,000FT², OF WHICH APPROXIMATELY 65,000FT² OF THAT IS OCCUPIABLE. IT WAS PROPOSED THIS PROJECT FOR THREE PRIMARY REASONS. [00:40:01] OUR CURRENT HEADQUARTERS IN THIS BUILDING CAN'T ACCOMMODATE OUR CURRENT ADMINISTRATIVE PERSONNEL AND HAS NO ROOM FOR GROWTH. OUR CURRENT PUBLIC SAFETY BUILDING HAS LONG OUTLIVED ITS USEFUL LIFE AND CAN'T ACCOMMODATE ALL OF OUR CURRENT PUBLIC SAFETY PERSONNEL. AND THEN LASTLY, THE BOARDROOM WE'RE IN RIGHT NOW IS UNDERSIZED AND DIFFICULT TO ACCESS AND IS KIND OF IN NEED OF SOME TECHNOLOGICAL UPGRADES. SO IN THE NEXT COUPLE OF SLIDES, I'LL WALK YOU THROUGH THE FLOOR PLANS TO GIVE YOU A SENSE OF WHAT WILL BE HAPPENING ON EACH FLOOR, BUT I WANTED TO QUICKLY GIVE YOU AN OVERVIEW OF SOME OF THE PROJECT HIGHLIGHTS THAT AREN'T KIND OF SEEN FLOOR BY FLOOR. SO NUMBER ONE IS THAT THIS BUILDING WILL BE LEED GOLD AND ZERO NET ENERGY, WHICH REALLY JUST MEANS THAT IT'S GOING TO BE OFFSETTING ALL OF ITS ENERGY DEMANDS. THAT WILL BE DONE VIS A VIS A 483 KILOWATT PHOTOVOLTAIC SYSTEM. SO THERE'LL BE SOLAR PANELS ON TWO TIERS OF THE BACK PARKING LOT BEHIND THE BUILDING, AS WELL AS SOME ON THE ROOF OF THE BUILDING. IT WILL BE ACCOMMODATING 225 DISTRICT FTES AND 39 TEMPORARY PART TIME FTES VIA 167 WORKSTATIONS THROUGHOUT THE BUILDING. WE'RE GOING TO BE PROVIDING A ACCESSIBLE CONNECTION FROM THIS BUILDING HERE, OVER ACROSS THE STREET, THROUGH SOME OF THE OPEN SPACE HERE IN THE CORNER OF OUR PROPERTY HERE, AND THEN ULTIMATELY A NEW SIDEWALK AND CROSSWALK THAT GETS YOU SAFELY OVER TO THAT BUILDING. WE'LL BE INSTALLING 20. WE'LL BE. AT THE OPENING OF THE PROJECT, WE'LL HAVE 24 EV CHARGING PARKING STALLS WITH THE ABILITY TO ESSENTIALLY DOUBLE THAT IN FUTURE YEARS. WE'RE CREATING FIBER REDUNDANCY FOR INCREASED NETWORK RESILIENCE AND RELIABILITY. SO WE'RE BRINGING IN AT&T FIBER SERVICE TO THAT BUILDING FROM THE BACK SIDE OF THE BUILDING ON SHELDON STREET AND THEN CONNECTING IT VIA UNDERGROUND FIBER BETWEEN THIS BUILDING AND THAT BUILDING. AND IT'S ESSENTIALLY COMING FROM TWO DIFFERENT PLACES, SUCH THAT IF THIS BUILDING LOSES ITS INTERNET SERVICE, ITS FIBER CONNECTION WILL BE ABLE TO DRAW UPON THAT ONE AND VICE VERSA. WE'RE GOING TO BE OPENING UP AN EMERGENCY ROAD ACCESS ONTO OUR PROPERTY VIA SHELDON STREET. AND THEN LASTLY, WE DID HAVE TO REMOVE SOME OF THE TREES FROM THAT PROJECT SITE IN ORDER FOR THE WORK TO HAPPEN. AND SO WE SALVAGED SOME OF THAT WOOD. THERE WERE SOME BEAUTIFUL SYCAMORES AND REDWOODS WHICH WHEN WE TOOK DOWN, WE GOT TO A LOCAL OAKLAND MILL, AND IT'LL BE REPURPOSED AS BOTH THE BACKDROP AT THE FRONT OF THE DAIS, AS WELL AS THE SYCAMORE, WHICH WILL BE SOME OF THE TABLES THAT WILL RING THE DAIS FOR STAFF SEATING AND THEN THE BOARD CLOSED SESSION CONFERENCE TABLE WILL BE THIS SYCAMORE. YOU'RE WELCOME TO COME TAKE A LOOK AT IT. IT'S REALLY BEAUTIFUL WOOD. VERY QUICKLY ON JUST THE FLOOR PLANS. I KNOW THAT WE'VE KIND OF SHARED THESE MANY TIMES OVER THE LAST FIVE YEARS. BUT WHAT YOU'RE SEEING HERE IS THE FIRST FLOOR. WHEREAS A MEMBER OF THE PUBLIC OR NONPUBLIC SAFETY STAFF, YOU WOULD ENTER THIS BUILDING, THE [INAUDIBLE] IN THE CENTER IS WHERE THE LOBBY AND BOARDROOM AND EMERGENCY OPERATIONS CENTER AND MEETING ROOMS ARE. THE GREEN, AND THE LOWER LEFT IS WHERE OUR RESERVATION STAFF WILL BE. THEY'LL BE MOVING OVER. RECEPTION IS GOING TO BE THE SMALL GREEN CENTER AT THE LOBBY THERE. AND THEN THE UPPER LARGE GREEN IN THE UPPER PART OF THE IMAGE IS WHERE THE CLOSED SESSION ROOM IS, AND WHERE THE CLERK OF THE BOARD AND OTHER ADMINISTRATIVE OFFICE SPACES WILL BE. AND THEN THERE'S ALSO THE WHITE AREA, WHICH IS ON THE RIGHT, WHICH IS WHERE PARKING WILL BE. THERE'S ALSO WHITE AREAS ON THE NEXT SLIDE. THAT'S ALL OF THE INTERIOR PARKING WITHIN THE BUILDING THAT WILL BE LIMITED ONLY TO PARK DISTRICT STAFF AND BOARD MEMBERS FOR SECURITY REASONS. THESE ARE THE OTHER THREE FLOORS. THE BASEMENT, THE SECOND FLOOR, AND THE THIRD FLOOR WITH THE EXCEPTION OF A COUPLE COMMON AREAS ACCESSIBLE TO ALL STAFF. THESE FLOORS WILL BE SECURE PUBLIC SAFETY SPACES THAT ARE SHOWN IN BLUE. SO IN JULY OF LAST YEAR, AS I MENTIONED, THE BOARD AWARDED A $59,847,000 CONTRACT TO SWINERTON AND WORK BEGAN IN SEPTEMBER. THE CONSTRUCTION WORK COMPLETED TO DATE INCLUDES DEMOLITION, MOST OF THE HEAVY GRADING SITE WORK, AND CONSTRUCTION OF SOME SIGNIFICANT RETAINING WALLS. ALL OF THE SEISMIC RETROFIT WORK IS COMPLETE, INCLUDING SEVERAL MILLION DOLLARS WORTH OF SEISMIC DAMPERS AND STRUCTURAL STEEL. JUST AS A REMINDER, WE SIT HERE IN THIS BUILDING AS WELL AS ACROSS THE STREET, ESSENTIALLY ON TOP OF THE HAYWARD FAULT. SO THIS WORK IS INCREDIBLY NECESSARY AS WE'RE DEVELOPING AN ESSENTIAL SERVICES BUILDING. WE'VE ALSO COMPLETED WORK TO ENSURE THAT ALL OF THE FLOORS WITHIN THE BUILDING ARE LEVELED. [00:45:05] AND I'LL TALK A BIT MORE ABOUT THAT. BUT CERTAIN THINGS YOU TAKE FOR GRANTED, RIGHT? WHEN YOU GET A BUILDING THAT THE FLOORS ARE LEVELED, WELL, YOU COME TO FIND OUT WHEN YOU START GETTING INTO THIS THAT NOT ALL THOSE THINGS ARE NECESSARILY TRUE. CURRENTLY, SWINERTON AND THEIR TEAM OF SUBS ARE WORKING QUICKLY TO ENSURE THAT THE BUILDING IS WATERTIGHT PRIOR TO RAIN BEGINNING LATER THIS FALL. THIS WORK INCLUDES INSTALLATION OF WINDOW FRAMES AND FLASHING, AS WELL AS THE GLASS ITSELF, AND THEY'RE APPLYING WATERPROOF MEMBRANE TO THE ROOF AND TERRACES, KIND OF AS WE SPEAK. INSIDE THE BUILDING, WORK IS HAPPENING FAST AND FURIOUS. THEY'RE INSTALLING MECHANICAL EQUIPMENT, PLUMBING AND ELECTRICAL, AS WELL AS FRAMING AND INSTALLING DRYWALL. AND THEN BACK OUTSIDE THE BUILDING, THEY'RE TRENCHING FOR SITE UTILITIES, INCLUDING BRINGING IN THE ELECTRICAL AND FIBER SERVICES INTO THE BACK OF THE BUILDING FROM SHELDON STREET. SO HERE ARE SOME KIND OF RECENT PHOTOS FROM THE SITE. ON THE LEFT YOU CAN SEE THE SEISMIC DAMPERS. THAT'S THE TWO PIECES OF STEEL THAT ARE KIND OF COMING IN DIAGONALLY THAT ALLOWS FOR THESE BUILDINGS TO KIND OF MOVE WITH AN EARTHQUAKE. AND THEN THAT STRUCTURAL STEEL SUPPORT IS KIND OF THOSE BIG PIECES OF STEEL YOU CAN SEE ON THE UPPER PORTION IN THE CEILING AREA. SO THAT'S ALL NEW. IN THE CENTER, YOU CAN SEE THE NEW LARGE RETAINING WALL, MAKING SPACE FOR NEW EMERGENCY GENERATORS THAT WILL GO ON THE PAD. AND THEN ON THE RIGHT YOU CAN SEE A NEW STAIRCASE THAT WAS INSTALLED IN THE BUILDING. WE HAD TO CUT A HOLE IN THE FLOOR SLAB SO THAT COULD GO IN THERE, BUT THAT WILL PROVIDE PUBLIC SAFETY EMPLOYEES WITH A DIRECT STAIRCASE THAT GOES BETWEEN THEIR TWO FLOORS, THE SECOND AND THE THIRD. ON THE LEFT HERE, THIS IMAGE IS THE SOUTHWESTERN FACING PORTION OF THE BUILDING WITH OUR NEW WINDOWS INSTALLED. THIS TEAL COLOR THAT YOU'RE SEEING THERE IS ONE OF THE WATERPROOFING LAYERS TO THE EXTERIOR SURFACE OF THE BUILDING. IN THE CENTER YOU CAN SEE THE ATRIUM ALSO WITH NEW GLASS WINDOWS. AND THEN ON THE RIGHT YOU CAN SEE THE COMPLEXITY OF MECHANICAL, ELECTRICAL AND PLUMBING EQUIPMENT THAT'S GETTING INSTALLED IN SOMETIMES VERY CRAMPED QUARTERS. IN THESE IMAGES, YOU CAN BEGIN TO SEE THE FINAL BUILD OUT, THE SPACES WITHIN THE BUILDING. ON THE LEFT IMAGE IS THE FIRST FLOOR. THAT'S THE FUTURE DAIS STARTING TO TAKE SHAPE ON THE LEFT. AND THEN ONE OF THE BASEMENT QUARTERS ON THE RIGHT, YOU CAN SEE IT'S ALREADY FULLY DRY WALLED. SO TO GET JUST KIND OF INTO A FEW OF THE ISSUES THAT HAVE DEVELOPED OVER THE COURSE OF THIS PROJECT, AS REN MENTIONED, WE´LL BE COMING BACK TO THE BOARD IN OCTOBER FOR SEEKING ADDITIONAL FUNDING FOR THE PROJECT. AND I'VE HINTED FROM SOME OF THESE EARLIER SLIDES THAT WE'VE UNFORTUNATELY UNCOVERED SOME SURPRISES ONCE WE HAD THE BUILDING FULLY DEMOLISHED. JUST THE THREE ISSUES THAT I'M GOING TO HIGHLIGHT HAD A TOTAL COST OF APPROXIMATELY $6.7 MILLION. SO WITH RESPECT TO THESE BIG TICKET ITEMS. FIRST, WITH RESPECT TO THE WINDOWS, WE KNEW THAT THERE'D BE SOME LEAKING THAT WOULD NEED TO BE ADDRESSED IN THIS. IT WASN'T THAT WE WENT INTO THIS THINKING, OH, WE GOT PERFECT, YOU KNOW, 40 YEAR OLD WINDOWS. NO, WE KNEW THAT THERE WAS SOME LEAKING ISSUES, BUT WE THOUGHT IT COULD BE ADDRESSED WITH SOME SOMEWHAT SIMPLE RESEALING WORK AROUND THE WINDOW FRAMES. UNFORTUNATELY, IT WASN'T UNTIL WE STARTED DEMOLISHING THE SUPPORT WALLS THAT WE LEARNED THE EXTENT OF THE ISSUE. BECAUSE OF THE WAY THE WINDOWS WERE INSTALLED OVER 40 YEARS AGO, THERE WASN'T SUFFICIENT SPACE BETWEEN THE STUDS AND THE WALLS THAT SUPPORTED THOSE WINDOWS TO RE FLASH AND RESEAL THEM. AND IN ADDITION, AS WE PULLED BACK THE MATERIAL ON THE OUTSIDE OF THE BUILDING, WE DISCOVERED THAT MUCH OF THE STRUCTURAL PORT FOR THOSE WINDOWS WAS NO LONGER SUFFICIENT AND NEEDED TO BE REPLACED. AS MAYBE YOU'RE ABLE TO SEE FROM THESE PHOTOS. LET'S SEE. THE EXTENT OF THE WINDOWS ON THE BUILDINGS ARE SUBSTANTIAL, AND SO THE COST TO REMOVE THE OLD WINDOWS AND FRAMES, REPAIR THE EXISTING STRUCTURAL SUPPORT FROM THE WINDOWS AND INSTALL THE FRAMES AND GLASS WAS APPROXIMATELY $5 MILLION. SECOND, DURING THE DESIGN PHASE OF THE PROJECT, WE HAD MADE THE DECISION TO UTILIZE THE EXISTING PLUMBING IN THE BUILDING, KNOWING THAT AGAIN, THERE WERE SOME LEAKS, BUT FIGURING THAT WHERE THERE WERE LEAKS, THOSE LEAKS COULD BE PATCHED AND REPAIRED. IT WASN'T UNTIL WE REALLY PULLED BACK ALL OF THE WALLS, THAT WE WERE ABLE TO UNDERSTAND THE EXTENT OF THOSE LEAKING ISSUES. SO WE HIRED AN INDEPENDENT PLUMBING CONTRACTOR TO LOOK AT ALL THE PIPE IN THE BUILDING AND MAKE IT ASSESSMENT FOR US. IT WAS THEIR RECOMMENDATION TO THE DISTRICT THAT WITH THE MULTITUDE OF LEAKING PIPES AND THEIR AGE, [00:50:01] THAT WOULD BE MORE PRUDENT AND COST EFFECTIVE TO REPLACE ALL THE PLUMBING IN THE BUILDING. THAT COST WAS ABOUT $800,000. AND THEN THE THIRD ISSUE I WANTED TO HIGHLIGHT IS, AS I MENTIONED, THE FLOORS, ONCE ALL THE FLOORING AND THE INTERIOR WALLS WERE REMOVED FROM EACH OF THE FLOORS, OUR CONTRACTOR PERFORMED WHAT WAS A REALLY ACCURATE, HIGH LEVEL FLOOR SCAN OF THE FLOORS, AND IN CERTAIN AREAS OF THE FLOOR, PARTICULARLY ON THE SECOND AND THIRD FLOOR, ARE THE FIRST AND SECOND FLOORS DUE TO SETTLEMENT OVER THE LAST 40 YEARS. AREAS OF THE FLOOR HAD DROPPED IN EXCESS OF AN INCH. AND IF NOT CORRECTED, THIS WOULD HAVE LED TO ACCESSIBILITY ISSUES. OR WHEN YOU GO TO INSTALL DOORS, WE WOULD HAVE HAD GAPS IN THEIR DOORS OR CERTAIN DOORS THAT CAN'T OPEN AND CLOSE. SO TO RESOLVE THIS, WE HAD TO REFLOAT SIGNIFICANT PORTIONS OF THE FLOORS WITH BETWEEN A QUARTER, AN INCH AND AN INCH OF LIGHTWEIGHT CONCRETE. AND THEN THIS WORK HAD A COST OF $700,000. SO I BRING THESE UP, NOT AS KIND OF HIGHLIGHTS OF SOME OF THE BIGGER ISSUES, BUT THIS IS MORE INDICATIVE OF KIND OF WHAT WE WERE CONFRONTED WITH ACROSS THE STREET THERE. AND MAYBE I'LL JUST ADD THAT ONE OF THE SILVER LININGS TO THIS WORK AND THESE COSTS IS THAT WE'VE GOT OURSELVES BRAND NEW SYSTEMS WITH A NEW LIFE CYCLE OF LONGEVITY. AND IF NOT FOR THIS WORK, WE WOULD HAVE LIKELY ENCOUNTERED MAINTENANCE ISSUES SOONER THAN WE WOULD HAVE LIKED. SO IN FRONT OF YOU, HERE ARE JUST SOME OF THE PROJECT SCHEDULE HIGHLIGHTS MOVING FORWARD. OBVIOUSLY, CONSTRUCTION CONTINUES LITERALLY AS WE SPEAK. STARTING NEXT WEEK. SORRY. STARTING NEXT MONTH, THE CONTRACTOR WILL START WORK ON THIS SIDE OF THE STREET AS THEY START TO CONSTRUCT THE PATH TO THE NEW BUILDING THAT WILL RUN THROUGH KIND OF THE END OF THIS YEAR. AND THEN NEXT SUMMER WE EXPECT TO HAVE SUBSTANTIAL COMPLETION OF THE BUILDING, ALLOWING US TO COMMISSION THE BUILDING, WHICH MEANS MAKING SURE THAT ALL THE NEW MECHANICAL SYSTEMS ARE CALIBRATED AND THAT OUR STAFF KNOWS HOW TO OPERATE THE BUILDING AND THEN SIMULTANEOUSLY, WE´LL BE INSTALLING THE BUILDING'S FURNITURE. AND THEN FOLLOWING THAT, WE EXPECT THAT THE PROJECT WILL BE WRAPPED UP AND STAFF CAN MOVE IN IN THE FALL OF NEXT YEAR, 2026. SO WITH THAT, REN AND I ARE HAPPY TO TAKE QUESTIONS. THAT UNOCCUPIED NUMBER HAS COME DOWN A LITTLE BIT BECAUSE WHERE THE LIFEGUARD AQUATICS PORTION OF THE BUILDING, THAT WAS ACTUALLY REPURPOSED UNOCCUPIABLE SPACE. SO THAT ACTUALLY, NET NUMBER IS HIGHER BECAUSE THE PARKING IN THAT LEVEL HAS GONE DOWN A LITTLE BIT. AND NOW THE AQUATICS WILL BE USING IT FOR STORAGE AS WELL AS FOR OFFICES. OKAY, GREAT. I ALSO REALLY LIKE THE IDEA ABOUT PUTTING PV ON THE ROOF OR WHEREVER IT IS ON THERE TO OFFSET, TO MAKE IT ENERGY NEUTRAL. YEAH, I'VE GOTTEN QUESTIONS FROM PEOPLE.
